common terms on which we deal with clients via this website, however
we will issue personalised terms once we have assessed your case
and discussed / agreed whether you prefer fee based service or commission

terms- For which we provide advice with no fee- as we earn commission

ADDITIONAL NOTES RELATING TO OUR TERMS
On both mortgage and insurance services we can offer, on an individual
basis different options for: -
a. Service levels (advice or no advice provided). b. Payment for
our services ( Commission or fees )
c. Possible rebate options d. Additional Services ( including a
wider range of providers)
Therefore a personalised version of the Key Facts
IDD which may therefore differ from the default example, will be
issued upon contact ( special terms relating to fees or rebates
will always be agreed in writing)
NO ADVICE REQUIRED - If you already
know what product & provider you require, and do not want our
advice. ( mortgage or insurance) we can usually provide enhanced
terms or a partial commission rebate - please ask for details
MORTGAGE SERVICES:
PAYMENT FOR OUR MORTGAGE SERVICES -
Mortgage advisers an offer a number of ways ( they don't have to
offer all options)
1. Commission only 2. Commission plus a fee ( upfront or on completion)
3 . Fee based , but with all commission refunded to client ( Anyone
calling themselves Independent must offer at these this option)
In the past we would have been able to provide you with advice
& recommendations from the whole market place and then recommend
the appropriate mortgage. However, for a number of reasons ( related
to CREDIT CRUNCH) some lenders have now started offering "
non commission products" some of which are not even available
for processing via Independent Mortgage Brokers.
It appears many ( even the so called big "fee free")
brokers are still calling themselves " Whole of Market"
but are excluding the non-commission and direct products ( for example
they may recommend XYZ lender at 6% , whilst even the same lender
are selling at 5% without commission, or there's a 5% from a lender
who accepts only direct cases anyway).
To ensure clients receive "true" advice I am able to
offer a True Whole of Market service, including the non-commission
/ direct deals.
In this case I will do the same research as before but also include
the necessary extra research for mortgages these other . ( non-commission
& direct ) products .
Thereby, giving you truly Independent Mortgage Advice ( you get
told best deals I can get that pay commisison - any if completed
through us you get ALL THE COMMISISON REBATED - which depending
on case size you may mean you cover all the fees with some left
over for yourself , BUT ALSO get told of the best non-commission
deals).
[On request I will still offer the traditional a commission
only service - ie no fee restricted to commission paying mortgage
products, or posibly a no fee full research option if other business
is alo being transacted ]
My full service is not a fee on top of commisison like
some brokers- you get all the commisison back, so in most cases
works out net as cheap a a non fee whole of market adviser - but
with added benefits of professional reserach on direct only deals
as well.
My menu of services means if you don’t need an appointment
, or already know what type of product you can cut that element
out and avoid the fee, or miss out the advise process totally and
get a net rebate on commission products.
But also means I get paid something for the reserach work involved
in sourciong direct deals- allowing me to stay in business to serve
you in the future.
TERMS OF BUSINESS
The following fees apply for my mortgage service;
Advise process broken down as :
Initial telephone discusion - free
THEN if instructed -
A1 For factfinding discussion and recommendation of product type
( if required )
by email/phone ..............................................£30
OR
A2 As above on a face to face appointment basis ( if required
) ...........£60 ( Includes travel upto distance of 15 miles
from B74 - further distance will incur additional cost for mileage/
time )
PLUS
B. For research of the products ( inc direct / existing lender deals
) based on rate/ fees/ overall cost/criteria - product type decided
during factfinding or chosen by you. - so again only if required
..............£75
The above is usually charged in stages as work is undertaken .
You can pick the services required - so no fee if you know what
you want already!
PLUS
C. Processing of a mortgage deal via our agency ............ 0.2%
of loan , min £200
(ie £400 on £200,000 ) * only payable if deal completes.
No processing fee payable if you use our advice and then make a
direct application or do not complete via ourselves - you are free
to use any adviser if they can transact it cheaper
* Remember that if the recommended deal pays us commission
( you will be told before we start processing ) – you get
it all back on completion (via our agency) after deduction of outstanding
fees ( average fee earned on a £200,000 mortgage is £700
) which may mean a net rebate.
If the fees are not covered by the commission earned from the mortgage
work, we will reduce the amount owed by any life policy commission
we receive.
I know that clients can do their own research , but I feel that
its still worth using me as a broker , as many comparison lists/
websites don't include all non-commission deals , and even those
that do, don't make it easy for a client to know the criteria and
make a true comparison of the deals or spot the pitfalls.

Clients will existing business or who join our yearly retainer service
(payless club) will receive a discount on the fees . we reserve
the right to offer services at different fee levels ( higher or
lower) at our discertion but these will be fully discussed before
any chargeable work starts .
FOR INSURANCE SERVICES
- For insurance products, again our normal default service is "no
fee* as we take commission" . *We reserve the right refuse
to act on a no fee basis or to offer our services only with a fee
on top of commission ( this will be agreed before any chargeable
work is carried out).
Our optional fee based service will be based on time spent charged
at £60 per hour ( average case takes 10 hours work) again
should you prefer a fee based service, fees are payable in stages
, but all commission is refunded (usually to enhance product terms)
We use a range of insurers for insurance products , and are not
tied to a single or panel provider( however we do have a preferred
provider for Mortgage Payments Insurance / MPPI - bur we can wider
our research on request ) Due to the nature of the industry we cannot
access all providers , as some will not provide agencies.
On occasions we may make special promotion on a single provider
products - this is be clear from our literature
